An anonymous Brooklyn-based LLC has filed applications for a four-story, 22-unit mixed-use building at 1409 Flatbush Avenue, located at the intersection of Rogers Avenue and Farragut Road in the southern end of Flatbush. The structure would measure 31,947 square feet and rise 65 feet to its rooftop.
There would be 3,588 square feet of ground-floor retail space, followed by 22 residential units across the second through fourth floors, plus a fourth-floor mezzanine level. The apartments should average 762 square feet apiece, indicative of rentals.
ND Architecture & Design is the architect of record. The wedge-shaped 6,031-square-foot plot is occupied by a two-story commercial building. Permits indicate that the existing structure would be expanded upon in the development.
