Brooklyn-based developer Yaacov Azrad has filed applications for a seven-story, 105-unit mixed-use building at 2442 Ocean Avenue, located on the corner of Avenue T in Sheepshead Bay. The new building would measure 80,906 square feet and rise 70 feet to its rooftop.
There will be medical offices located across the ground and cellar floors, followed by 105 residential units on the second through seventh floors. The apartments should average 753 square feet apiece, indicative of rentals.
Eran Birnbaum Architect is the design architect and Maspeth-based firm Studio Gallos is the architect of record. The 28,249-square-foot plot is occupied by two three-story wood-frame houses. Demolition permits were filed in May. The Real Deal reported the developer acquired the site for $10.1 million in February.
