RockFarmer Properties has filed applications for a seven-story, 22-unit mixed-use building at 25-79 31st Street, located in the heart of Astoria. The project will encompass 21,630 square feet and rise 75 feet to its rooftop. There will be 4,658 square feet of ground-floor retail space, followed by 22 residential units across the second through seventh floors. The apartments should average 771 square feet apiece, indicative of rentals. Bayside-based JLS Designs is the architect of record. The 6,189-square-foot assemblage is occupied by a pair of two-story townhouses. Demolition permits were filed last October.
