Treetop Development is planning two 12-story mixed-use buildings at 417 Gerard Avenue and 125 East 144th Street, two sites located across the street from each other in the South Bronx’s Mott Haven section.
The building at 417 Grand Avenue will measure 260,000 square feet and include ground-floor retail space, while the one at 125 East 144th Street will measure 100,000 square feet. All of the residential units will be rentals, Crain’s reported.
Construction won’t begin until at least the end of the year, or whenever the 421-a program, which gives tax breaks to developers for including affordable units, is restarted. Both development sites contain single-story commercial-warehouses. Demolition permits have not been filed at this time.
