Queens-based RockFarmer Properties has filed applications for a six-story, 42-unit mixed-use building at 21-21 31st Street, located in Astoria’s Ditmars section. The project will measure 99,458 square feet and rise 74 feet in height. There will be 12,343 square feet of ground-floor retail space, followed by 42 residential units. The apartments, which should average 1,110 square feet apiece, will be condominiums, The Real Deal reported.
DXA Studio is the architect of record. The 16,625-square-foot plot is occupied by two single-story commercial buildings. Demolition permits were filed last week. The developer plans to begin construction in 2018 and open the building in 2020.
