Applications were recently filed for a nine-story, 19-unit mixed-use building at 312 Canal Street, located on the northern edge of TriBeCa. As proposed, the project would measure 27,546 square feet and rise 97 feet in height. Trans World Equities is the developer and Paul A. Castrucci’s firm is the architect of record. A preliminary rendering of the project can be seen the architect’s website.
There would be 3,239 square feet of ground-floor retail, followed by 19 residential units across the upper floors. The apartments should average 856 square feet apiece. The 3,924-square-foot plot is occupied by a two-story commercial building. Demolition permits have not been filed.
Since the site is located within the Tribeca East Historic District, the Landmarks Preservation Commission will have to approve both the demolition of the existing building, as well as its replacement.
