A long-vacant South Bronx lot in Highbridge may become new housing. Building applications were filed last week to develop eight stories of apartments at 1285 Edward L Grant Highway, on the corner of West 169th Street.
The permits suggest the project will include a mix of supportive and affordable housing. The building will have 30,324 square feet of community facility space (the typical classification for supportive housing) and 19,563 square feet of residential space.
A medical office will fill the ground floor, followed by 28 apartments. There will also be an eight-car parking garage in the cellar, which is the minimum needed to satisfy zoning requirements.
Like much of the western Bronx, the property is pretty hilly and steep, and the grade creates challenges for architects and engineers. So, it will be interesting to see if the developers are able to safely excavate the cellar that’s on the plans.
The 5,000-square-foot lot last changed hands in 2011 for an undisclosed price. Public records show that a tax lien sale certificate was filed in 2013, but no deeds have surfaced since then.
