Jersey City-based developer SILVERMAN is proposing a 41-story, 448-unit mixed-use tower at 331 Marin Boulevard, located between Morgan and Bay streets in downtown Jersey City. A model of the building has been revealed by Jersey Digs. The building will feature rental apartments, 5,111 square feet of ground-floor retail and a 125-seat, 6,470-square-foot theater with a café. A 116-car parking garage will also be included.
The developer is seeking two variances, one of which is for building setbacks. It will also seek a tax abatement, which would require affordable units to be built if granted. Plans were approved by the city’s Planning Board last October. Marchetto Higgins Stieve Architects is responsible for the design. Three townhouses must first be demolished at the site.
