A Queens-based property owner has filed applications for a four-story, six-unit mixed-use building at 84-18 Grand Avenue, located in Elmhurst. The project will measure 10,583 square feet and feature 1,492 square feet of ground-floor commercial-retail space. The second through fourth floors will contain six residential units. The apartments should average 955 square feet apiece, which means either rentals or condominiums could be in the works. Flushing-based A&T Engineering is the applicant of record. The 3,630-square-foot lot is occupied by a two-story rowhouse. Demolition permits were filed in March.
